Planning has been approved for 24 apartments at the site of the former Manhattan Bar on the south-side of the city.
An Bord Pleanála granted permission to Rutland Street Properties Ltd for the vacant pub at Lower Friars Walk in Ballyphehane, to be demolition and replaced by the 24-unit apartment block.
Five City Council appealed the council's decision on three grounds.
An Bord Pleanála upheld the permission but changed the conditions attached.
The building's height has now been reduced to three storeys - and will have 12 1-bed apartments and 12 2-bed apartments.
An outdoor rooftop communal space has also been removed.
