House building is lagging well behind population growth in Ireland.
New research has found there are 3.8 people in Ireland for every new home delivered.
Affordability is also a growing issue, with the price of both houses and rents far outstripping wage growth.
The study was carried out by Savills and its Director of Research John Ring says even building 50 thousand homes a year may not be enough:
"Really our ability to get past the low 30,000 up to that 50,000 mark, I think is the hard part. Unless we have a lot more favourable policies in terms of ones that are pro housing delivery, I think we're going to find it difficult. So the short answer is, I don't see a stabilization in the near term".
