More significant rent rises can be expected over the next 12 months.

Analysis by daft.ie has found average rents have spiralled by another 10% in the past year, reaching a national average of 1800 euro a month.

According to the report, Cork City rents have risen by 7.4% in the past year and the average rent is now €1793.

In the county, market rents were on average 8.8% higher in the second quarter of 2023 than a year previously.

The average listed rent is now €1410, up 136% from its lowest point.

Rents had fallen in the first quarter of this year in Cork

Economist and author of the report, Ronan Lyons says pressure on renters is likely to continue.

"In Dublin, if the additional supply comes on stream we might see relatively stable rents over the next while, but that's probably the most optimistic we can be in the country.

"Elsewhere, the supply is very tight, the number of homes available to rent is incredibly low. It's a little bit better than it was 12 months ago, but they were unprecedent levels."
